Your Home Inspection Checklist

What You Need to Know

The DIY Approach

Are you thinking of buying a home? Or are you a seller that is looking to find problem areas before a home inspector does?

No matter what your current situation is, you may be in the position of needing to know the condition of your house. But how do you know what to look for, and where do you begin? At Advanced Building Solutions, we want to help you navigate through your house so that when you do call a professional you are not entirely in the dark.

First step - you will need a pair of gloves and a flashlight and a flathead and Phillips-head screwdriver.

Checking Your Home... Let's Get To It

Outside the Home:

Damaged Shingles

Got missing or curled shingles? Make a note of it.

Clogged Gutters

An unclogged gutter is a happy gutter.

Overgrown Plants

You may need to grap your shears for this one.

Cracked Caulk

Keep the water from seeping in. Seal it up and forget about it.

Peeling Paint

Protect your home and impress the neighbors. Slap on your favorite color.

The Attic:

The Truss

This is a foundational element so if something looks off, it may need immediate attention.

The Roof

See a puddle of water on the floor? Look at the roof as carefully as you can, but make a note to call the home inspector later today.

Insulation Issues

Many people discover that their insulation may be over-used. Make sure you ask your inspector how to keep it in good shape.

Pull-Down Stairs

It's easy for these types of stairs to get loose and unsafe. Still have that screwdriver?

Living Spaces:

The Toilet

Check the space where the toilet meets the floor. If anything thing looks loose or moist, this is not a good sign.

Vents

Dryer vents should exit the house, not lead into a basement, garage or attic.

Doors and Windows

Time may heal wounds, but time and harsh weather can cause expansion, which can keep doors and windows from fitting in their proper place.

Unsightly Stains

Don't try to put lipstick on pig. The stains are there because you have a leak. Fix the problem at its source.

The Basement:

Rotten Wood

Check the wood in your basement for soft spots. "http://www.batonrougeinspection.com/woodrot.php">Rotten wood makes for a rotten foundation.

The Heater

A little heater noise can be expected, but if it sounds like a trio has taken residence in your basement it's time to do something about it.

Foundation

If you see even hairline cracks, call an inspector. When you stay on top of annoyances then tend to not come back to haunt you.
