Infrared Images

Problem: A home inspector who did not use Infrared technology noticed moisture in the room’s sheet rock shown below.  Strange lines had developed on the walls which looked like a water leak.  In his report he noted it as a roof leak.  After two roofing contractors also visited the home, Advanced Building Inspections was contacted.

Finding:  Temperature variation created by the lack of insulation in the walls caused condensation to accumulate on the sheet rock.  The sheet rock was removed and the correct amount of insulation was added.  Infrared technology detected the problem.

Improperly attached duct work causing mold and higher energy bills was detected below.

Here an active roof leak was identified.  Once repaired, the sheet rock only had to be painted.

An active roof leak can be seen in the ceiling sheet rock.  The leak was identified and repaired before damage to the sheet rock in the ceiling had occurred.

Active moisture was seen in the walls after teachers at this school smelled “something funny.”  The build had a slow active roof leak that had been feeding a larger section of mold in the wall.  This mold was remediated and the repairs were made in the most cost effective manner.

When performing this home inspection on a new home, the wood floors appeared to buckle near the wall.  Upon closer examination with the Infrared technology it was discovered the bathroom water supply to the sink had been penetrated when the lowest closet shelf had been installed.

Active moisture was seen in a laundry room above the washing machine with the Infrared camera.  This leak was caused by an improperly sealed plumbing trap in the attic.

On a new construction inspection an active leak was found in the garage due to an improperly installed HVAC unit.  The sheet rock was salvaged and the repairs were minimal.

Here the washing machine hot water supply valve had a slow leak.  The valve was replaced and the sheet rock only had to be painted.

Active termites were seen in a sunroom wall.  The termites were treated and the affected areas were repaired.
